We work with developers, consultants and fit-out teams from the drawings stage: specification packs, AutoCAD layouts and single-line schematics ready for tender or BIM coordination, phased delivery around the fit-out programme, and a per-unit handover record in the client portal. Specification consultancy costs nothing; the earlier we are involved, the cheaper the risers, containment and rack rooms are to get right.

Every residence lands on Iconic Care™ support from day one, and the building's common systems sit under an annual maintenance contract.

How a development runs

Drawings, pilot unit, roll-out, handover.

1 · Specification pack

Unit packages, common-area systems, risers and rack rooms specified with the consultant, priced per unit and per building for the tender.

2 · Show unit & pilot floor

The package is built and proven in the show apartment and a pilot floor before the roll-out, so the standard is agreed in a real room.

3 · Phased roll-out

Our engineers install floor by floor to the fit-out programme, with the backbone, the common areas and the units tested as they complete.

4 · Per-unit handover

Every unit gets its own handover record, credentials and documentation in the client portal, and the building moves onto a maintenance contract.

Every unit supported from day one.

Each residence is handed over onto Iconic Care™, and the building's common systems run under an annual maintenance contract. Residents, the operator and the owners' association each see what they should in the client portal, and nothing else.

  • Remote monitoring of the network and the control system, with faults seen before anyone in the building notices.
  • Report a fault by WhatsApp, email or phone and it is logged as a ticket in the client portal.
  • Service reports, system status, the asset register with warranties and your documentation, all in one portal.
  • Planned visits under an annual maintenance contract for buildings and estates.

Building automation for towers in Dubai: questions we get asked

Why KNX for the common areas?

Because it is an open standard. A tower's lighting and climate should outlive any one contractor or manufacturer, and KNX lets the owners' association appoint whoever they like in ten years' time. We are a KNX Partner and design and commission it ourselves.

Can every apartment have the same package?

That is the point. One standardised package per unit type, proven in the show apartment, repeated cleanly across the tower and documented per unit. Upgrades for individual buyers sit on top of the standard rather than replacing it.

How early should we involve you?

At the drawings stage. Risers, containment and rack rooms are cheap to get right on paper and expensive after the slab is poured. Specification consultancy costs nothing.

What does the handover look like?

A per-unit record in the client portal: drawings, credentials, the asset register with warranties and the service history. The building's common systems move onto a maintenance contract, and residents can take Iconic Care™ for their own units.
