Smart Apartment Towers: What Dubai Developers Should Specify
Buyers now expect a smart apartment the way they expect covered parking. Here is what to put in the specification — and what it does for the building's value long after handover.

The market has moved
Five years ago a smart apartment was a marketing line. Today the buyers paying prime rates in Dubai arrive from homes where lighting scenes, app-controlled climate and video door entry are simply how a property works. A tower that hands over with a bare DB board and a Wi-Fi router in a cupboard is competing on yesterday's spec.
The developers getting this right are not adding gadgets at fit-out. They are specifying the building's technology at the drawings stage, the same way they specify lifts or life safety — because that is when it is cheap to do properly and expensive to retrofit.
What belongs in the specification
Three things carry most of the value. First, riser-to-residence networking: dual fibre into a basement head-end, a switch per floor, and structured cabling into every apartment — so each residence lands on an engineered, documented network rather than whatever the ISP's installer left behind.
Second, a standardised apartment package: lighting control, climate integration, shading provision and video door entry specified once, engineered once, and repeated across the stack. Repetition is where towers beat villas on cost — the second hundred apartments are dramatically cheaper per unit than the first.
Third, the common areas on an open standard. Corridor and facade lighting, landlord climate and access control belong on KNX, so the building's owner is never locked to one contractor for the life of the asset.
The handover problem nobody prices in
Most tower technology fails at the same moment: handover. The fit-out contractor leaves, the documentation is a box of manuals, and unit 1404's owner discovers nobody can tell them what is behind their touch panel.
Our answer is a per-unit record. Every apartment we commission is documented in the Client Portal — equipment register, network detail, credentials, service history — before the keys move. The owner, the property manager and our support team all see the same record, in English or Arabic, from day one.

What it does for the development
For the sales suite, a genuinely smart show apartment is a demonstration, not a claim. For the asset, an open-standard backbone and documented units protect service charges from captive-contractor pricing. And for the brand, buyers who can raise a ticket and watch it resolved keep their goodwill long after snagging ends.
