The Jumeirah pattern: good houses, orphaned systems
A villa in Jumeirah has often been through two or three owners and at least one renovation. Somewhere along the way a smart system went in — KNX in the panel, a Control4 controller in a cupboard, Lutron keypads on the walls — and the company that installed it is no longer answering. The system limps: rooms that will not cool, keypads that do things nobody asked for, an app that half works. The instinct is to rip it out. It is almost always the wrong instinct.
Our KNX rescue in Jumeirah is the typical case: a villa whose air conditioning had stopped working because the group addresses had been built without a plan and the HVAC gateway parametered for the wrong units, with no ETS project handed over. We read every device on the bus, redesigned the addressing, re-parametered the gateway, rewrote the keypads and handed over the documentation. No new hardware. Every room cooling to its set point.
Retrofitting a finished Jumeirah villa
Where there is no system at all, the answer for a finished villa is wireless: Lutron RadioRA 3 for lighting and shading, Control4 for the whole house. Dimmers and keypads go in behind the existing plates, the controller in a cupboard, blinds on battery motors where no cabling can reach. Where a renovation is opening the walls, we specify KNX or HomeWorks underneath and keep the wireless options for the rooms staying shut.
