How the number is built
Every figure the builder uses is one we already publish. Lutron RadioRA 3 lighting runs AED 2,550 to 5,100 per zone; HomeWorks projects start from AED 81,600; a KNX backbone for a medium villa from AED 153,000; a whole-villa Control4 system between AED 40,800 and 204,000; Crestron from AED 255,000 and, at estate scale, AED 510,000 to 1,530,000 and beyond. The three tiers on the cost guide, Essential from AED 25,500, Signature from AED 76,500 and Iconic from AED 357,000, are the bands your range is measured against.
The builder scales those figures by the property. A four to six bedroom villa is the reference at around forty-five lighting zones; a smaller apartment or a larger estate moves the zone count and every line with it. The whole-villa Control4 range is split across the systems it covers, roughly forty-three percent lighting, thirty-one percent audio and video, thirteen percent each for climate and security, with the network included as it is in every whole-home project, so ticking or unticking a system changes the number the way it changes a real proposal.
When you ask us to advise on the platform, the rule is the one our engineers apply: wireless systems such as Control4 and RadioRA 3 into a finished home, a wired backbone such as KNX or HomeWorks when the walls are open, and Crestron or KNX once a property passes fifteen thousand square feet. You can override it and watch the range move.
What is and is not in it
Items the cost guide marks survey-priced are treated honestly. Automated shading is priced per opening after we have counted and measured them, so it is shown but never added to the number. An Iconic Care™ aftercare plan is quoted with the proposal. A dedicated cinema room is included as the band the cost guide gives it, between the Signature and Iconic entry points, because a Dolby Atmos room varies more with the room than with the house.
The range is an installed figure: design and specification, programming by our own engineers, commissioning room by room, documentation in the Client Portal and handover training. There are no separate programming or commissioning lines that appear after you sign.
What happens next
Book a survey and we come to the property, walk every room with you and quote properly. A villa site survey is AED 1,500, credited in full against the project when you go ahead. Ask us to send the estimate and this configuration and range arrive by email with the cost guide, so you have it in writing before you decide anything. Projects are invoiced in three stages: forty percent on order, forty percent at first fix or equipment delivery and twenty percent at commissioning and handover.
