What a Dubai Villa Smart Home Really Costs: Three Real Budgets
A wireless Lutron retrofit, a KNX rescue and a whole-home Control4 villa — three real Dubai projects, three very different numbers, and why.
Why three budgets and not one number
Every integrator in Dubai gets the same question and most answer it with a sales meeting. We publish our ranges instead, and the most useful way to read them is against real projects. Three of ours, anonymised, sit at three different points of the scale — not because one used better kit, but because the property and its stage were different.
Budget one: a wireless Lutron retrofit in a finished villa
A Green Community villa, finished and occupied, whose owners wanted proper Lutron lighting control without tearing the house apart and with their own electrician doing the physical work. RadioRA 3: eleven controlled loads on concealed in-line modules, two scene keypads, everything pre-programmed in our workshop and commissioned on site. This is the Essential tier — RadioRA 3 lighting runs AED 2,550 to 5,100 per zone, and a focused system like this sits at the bottom of the published range. What kept it there: wireless, no new cabling, a tight scope, and the client's electrician on the mechanical work.
Budget two: a KNX rescue with no new hardware
A Jumeirah villa with a KNX system another contractor had programmed badly: the air conditioning had stopped responding, keypads did things nobody asked for, and no ETS project had been handed over. The fix was engineering, not equipment — reading every device on the bus, redesigning the group addresses, re-parametering the HVAC gateway, rewriting the keypads and documenting the lot. A rescue like this costs a fraction of the AED 153,000-plus a new KNX backbone would, because almost nothing is bought. It is why we say start with an audit, not a replacement quote.
Budget three: a whole-home Control4 villa
A six-bedroom villa in Tilal Al Ghaf: lighting on Control4 dimmers and keypads throughout, VRF climate room by room, the existing curtains integrated, multi-room audio, CCTV, video door entry, a smart lock and a managed network with rack and UPS. This is the Signature tier — full-villa Control4 runs AED 40,800 to 204,000 and a six-bedroom scope with security and a proper network lands in the upper half. What moved the number: zone count, the number of systems integrated, and the network, which is the part nobody sees and everybody depends on.
What actually moves the price
Zone count and property size first. Wired versus wireless second — HomeWorks and KNX need open walls; RadioRA 3 and Control4 do not. Finished versus first-fix third: designing the system into the drawings is free, retrofitting it into marble is not. Then finishes: Palladiom keypads, engraved scenes and shading motors move the number more than people expect. A villa survey is AED 1,500, credited against the project; projects are invoiced 40% on order, 40% at first fix and 20% at handover.
