Where the scale bites
A 15,000 sqft villa carries the load of a boutique hotel: hundreds of lighting circuits, dozens of shading motors, multiple plant rooms, a cinema, staff quarters, gatehouse, landscape audio and a network that everything else stands on. The systems that feel effortless in the finished home are the product of decisions made two years earlier on the drawings.

One backbone, many systems
At this scale the worst outcome is five contractors' systems living five separate lives. Lighting, shading, climate, security, cinema and audio belong on one backbone — Control4, Lutron, Crestron or KNX as the project demands — so the house behaves as one composed thing: a Goodnight that actually closes the whole property, an Away mode that runs it while you are in London.
The rack rooms are where discipline shows. Dressed looms, labelled terminations, ventilation, UPS — built to be serviced in year ten, not just photographed at handover.

Households, staff & privacy
Large residences are run by people who are not the owner: house managers, staff, security details, visiting family. The technology has to respect that. Portal access is structured per person — the property manager sees service visits and issues, staff see what they need, the family sees everything — with credentials held in an encrypted record rather than a WhatsApp thread.
Discretion is part of the specification. Systems that need attention get it remotely first, from engineers who already hold the drawings, without a parade of vans at the gate.
