What an estate needs that a villa does not
Above 15,000 sq ft the building starts to behave like a small commercial property. Plant is centralised: a rack room rather than a cupboard, dimming panels rather than dimmers in the wall, a network with a core switch and fibre between floors, separate networks for the family, guests, staff, cameras and devices. Staff quarters, a gym, a majlis and the garden each become their own zones. And the household expects the system to be invisible, which means every keypad engraved, every scene rehearsed and every room commissioned with them present.
Cinema: media room or dedicated room
A media room (AED 45,000 – 110,000) is a living space that does cinema well: a large screen or projector, surround sound, blackout shading, one remote. A dedicated cinema (AED 150,000 – 450,000) is a room built for nothing else: Dolby Atmos processing and speakers behind an acoustically transparent screen, a reference projector, seating on risers, acoustic treatment and calibration by ear and by instrument. Our London cinema won a Smart Buildings Award; the same engineers design the Dubai rooms. The room's fabric is the interior designer's; the equipment and the engineering are ours.
Why HomeWorks, and when Crestron
For an estate at the drawings stage, HomeWorks is the lighting platform the lighting designer will specify: panel dimming for every load, Palladiom or Alisse keypads, shading on the same processor, and the headroom to add a wing later. Control4 goes on top for audio, video, cameras and the one app the family uses. From the drawings, not after the fit-out
An estate at this scale is specified from the drawings: load schedules, single-line schematics, rack layouts and containment routes handed to the architect and the MEP consultant before first fix. Specification consultancy for the professional team is at no cost; the survey for the owner is AED 1,500, credited against the project. Projects are invoiced in three stages, and every room is documented in the Client Portal as it is commissioned.
